If it's a unique or in-demand property, then often the EA will market it as "offers in excess of" a much lower value than you would expect, then often go on to a "last and final bids" or sealed bits sale.
We're currently marketing our house like that - it is a 4-bed victorian terrace in need of some modernisation (one word - artex) so it's going on the market at OIEO 90k and we're expecting to get 105k-110k for it, most likely from an investor.0 -
