whats a fair quote for redecoration and painting of 2 bed flat?

Dear everyone,


Hello everyone, I need some advice, I have a flat that needs updating.

Living room - removal of wood chip wallpaper from wall and ceiling and repaint 1 coat

master bedroom - removal of wood chip wall paper from ceiling only, repaint room 1 coat

2nd bedroom- wood chip wallpaper removed from wall and ceiling, repainted 1 coat

small hallway- wood chip wallpaper on wall and ceiling removed and repainted 1 coat

for got to mention the quotes does include ' make good of the walls underneath, filling of holes, and lining'

plus 2 sach windows and 2 door frames and skirting wood repainted

what would be a fair priced quote and time frame?

so far the price ranged from 900 up to 4500, and time frame from 1-3 weeks.

the property is in kIngston and the tradesman are all local within 5-10 mile radius.

I just wanted an idea of what is fair? to what point should I think I am being ripped off? or being unrealistically lied to?

    £4500 is way over , without seeing it and knowing what condition the walls are like underneath the woodchip , i would reckon around £1200ish inc paint , i would pay a little bit more and have 2 coats , one coat will look terrible

    You cant just scrape off chip paper and then paint with 1 coat. It will end up looking like a right bodge up job.
    Pay cheap, pay 3 times.

    A professional decorator would be recommending a lot more than that to get a proper professional finsih.

    I agree you are probably going to have to reskim the walls and that being the case you will need much more than one coat. When I had the woodchip removed from the ceiling to keep costs down I had it papered over with a fancy blown paper and then painted. Everyone comented on how nice it looked.
    The walls I didn't put paper on I had to have reskimmed so they were smooth.

    For £4500 i'd take the paper off reskim the whole flat and decorate it! - Way too much

    The key to a good finish is preparation, preparation and more preparation.

    If you are going to pay a professional decorator to do it, let them tell you what needs doing.

    My Oh was a decorator for 40 odd years, if you had said to him what you have posted above, he would have walked away, it would be his reputation on the line when the job was finished.

    Sows ear and silk purse spring to mind.

    The OP, sorry I should have said.

    Just to add, I have great respect for plasterers and their skill, the finsih of the plastering goes towards the finish of the decorating.

    you won't be able to tell that until the paper is stripped off , if the walls are fine then they may only need the paste removing and then a bit of making good

    thanks everyone for the reply.

    another company A to B management services quoted me for 1950 for all the works plus reopening a sealed up fireplace. is this too good to be true? this company has good reviews on rated people.com. but can't find on checkatrade.

    2 other quotes is 3050 and 3485.


    would it be cheaper just to remove the wall paper ourselves and then ask a professional plasterer/decorator to decorate afterwards?

    don't know what to do!
