    I am looking for an extension in our house in Surrey.

    4m x 6m, most quotes coming at 55k average, not including kitchen.

    Ridiculous cost, I am up for a challenge, but not at the cost of doing things badly.

    For those of you have contracted your own tradespeople, how did you know who should be doing what, who was responsible and checking they were doing a proper job?

    Been looking at SIPS panels, but all builders/engineers I have spoken have stated to keep to the same constructions type on the house and not to change material.

    We have a 1930's semi detached house, it has so much potential, but paying that kind of money for a single storey is too high.

    Any books/readings that people can recommend?

    As a comparison, we are currently have a 4.5x4m single storey extension built:
    *vaulted roof
    *4x velux
    *3m sliding doors aluminium
    *knocking out a 4m hole in the back of out stone-built house (60cm thick walls)
    *building new utility room within the existing house

    Also, house is a terrace with no rear access so it all comes through the front door. Existing conservatory removed (same footprint).

    £39k

    For me this is a lot (~2k/m2 but i know the builder will do a good job as he comes with a v good reputation), as we also have to add the kitchen (6k), plus we require flooring throughout the new ground floor (4k).

    Last year we had a 4 x 5m extension (in Sussex) completed, vaulted tiled roof, 4 velux windows, heating, lighting, opening to extension widened and a new raised lintel put in over the new opening. We had internal bi-folding door fitted and a soak away in the garden.

    Total cost £36k

    We had 3 or 4 quotes which varied by over £10k from high to low, all from recommended builders.

    First thing to do (if you haven't already) is to get good plans drawn up so that builders can provide accurate quotes based on specific requirements, too vague and you will find them adding on extra costs very quickly and your budget will shoot up.

    We used a friend of the family who is an architect to draw up plans, she worked with her engineer to get calculations done and she managed building regs applications etc. Link below to their website.

    Reading this thread I'm beginning to think that a quote we've received is high but am happy to be told it isn't.

    The quote is £17,250 for a single storey dining room extension 3m x 2m Knocking out the wall between the kitchen and dining room. An engineer has said that we will need 3 steel supports (RSJs?). The quote includes these, glue/grout for floor tiles, lighting and skimming the ceiling, blocking up an internal door (skirting in lounge and skimming the whole of the wall in the lounge), fitting the new kitchen, all electrics/plumbing, bi-fold door and one window. We are to provide the kitchen units, worktop and floor tiles. Reading it back it maybe is reasonable.
  • We are paying app £10,000 just to make alterations to existing old extension . Knocking out walls , new mono pitch roof, plastering, electrics etc, but this doesn't include fitting the kitchen or supply or fit the bifolds so I think yours sounds good. Our quotes ranged from 9 to 21 so very varied. It's such a minefield knowing who to choose and what to trust . Be glad when it's done.

    Keely lewis it is definitely a minefield. We tried to go with a recommendation - saw the work he did at my brother's. Not heard from him since November, hubby tried to call him a few times but he isn't returning calls. Having seen some of his other jobs I think our job is too small and not exciting enough him.

    The builder we are now in discussion with buys appliances for jobs from my husband. Seems friendly, polite and professional. Want to see some of his other jobs, doesn't have a website but I'm guessing he will have photos we can look at. Just want someone to make the decision for me.

    We are going to see an architect soon, hopefully they can assist with descent CAD drawings and from there, I can work out what we need.

    It's just amazing the pricing! If I had the bricklaying skills, I would consider doing it myself, I know it's hard work but 55k seems crazy.

    I'll keep investigating, write a blog and update my journey, might help others.

    We're in west central London and about to start getting quotes for a single storey rear extension. It will be approx. 3M x 3M and at the same time we want to put in an RSJ to put in bigger doors opening up onto it.


    I dread to think what the quotes will be, it's not for a kitchen or anything like that, it's just a simple extension.


    What do the learned people think I'm looking at price wise?

    just to share some recent experiences

    don't listen to architects ideas and advice on costs. Our said approx. £50k for a single story extension of 10m x 5m.

    quotes from builders ranged from 80k to 120k before VAT



    should have got a builder round before commissioning planning drawings as it felt that the architect total us a budget she thought what we wanted to hear so that we would say yes to getting drawings done by her... £600 later we know the build it out of our budget...
