Cost of creating new opening and fitting new window

Just looking for some rough guide prices for the following

Cut/create an opening in my upstairs cable end wall and install a white upvc double glazed window

size of window will be small..maybe 700mm X 1200mm,price to include making good inside with wooden reveal,facings window ledge...etc.

reason i want this done as there is no natural light in my upstairs hall way

A rough guide as too how long it should take as well would be great..

  • i had this exact job done a couple of years ago in a tv room side wall. mine is a 1980's brick built detached house with cavity walls. had a window opening 130cm x 85cm. white upvc double opening window fitted to match existing glazing. the builders cut the opening so well you are hard pushed to tell from the outside brickwork that it has been cut in to as opposed to been built that way.
    really pleased with the added light etc. wasn't cheap at the time. as i recall it cost around £1k. i live in greater london so that may have some bearing on the cost.

    Should be done in a day. Expect upwards of 500, but should get change out of a grand. What's below, is access ok?

    access below is fine....can get a scaffold up if need be no problem

    Think of this list
    Scaffold because on gable end poss £200
    window £100
    Any thoughts on a lintel ie catnic being installed £50
    timber as you said you wanted the inside finished this way £20
    sundrys ie silicone screws fixings might charge for a new stihl or
    grinder blade £30
    labour Installing lintel cutting out opening finishing internally £600
    Plus you could have an issue with planning if overlooking neighbours
    property
    £1000 minimum and thats yorkshire prices.K

    Yep, the above post is more like it if you are reliant on a builders service.

    Just a thought, will this have any effect on the neighbours?, ie, lack of privacy, if so you may need to fit obscured glass.;)

    Just noticed the previous poster mention planning too, it is important, you may end up with another quote for the same price to "reverse" the job,

    3 Days Lab @ 120-200 ea
    Window - 100
    Gear - 150

    2 Blokes for a day cutting out and installing, finish off outside. 1 Bloke for a day come back and finish.

    Back of fag packet numbers. Not including for design/building regs/planning.
