Bear in mind that if you provide a tv, the lodger will have to have his/her own licence taken out in their own name (unless he/she is related to you).

Really? They do not form an extra household.

I was surprised by this. The lodger can watch your tv in the shared living area without a licence but if he/she has another tv in their room, they have to take out a separate licence in their own name. The tv licence website gives more info about this.

    See http://www.tvlicensing.co.uk/check-if-you-need-one/for-your-home/tenants-and-lodgers-aud2/

they don't make it 100% clear for lodgers but I queried this and was told that my lodger would have to have a separate licence. I have just ordered a new tv and my receipt states that curry's will contact the TV Licensing authority so that they can check that I have a licence.

Yeah sounds like it is just a advisable notice period not a legal requirement. I too like the idea of having a short Illegal or Aggressive behaviour eviction clause so will do that, thanks. It was very helpful that 21 day blog though and I am going ahead and buying the pack they do as with so many other things on my mind and to do in my new house its one less hassle to have to remember all the questions and paperwork for a lodger. So I can highly recommend it to anyone thinking of taking in a lodger.
