If cieling is like botom of ship you may need to prop and fix new hangers in the roof space.
Otherewise you may be able to board over the existing cielings.
If boarding over and skimming I would say budget for around £500 for the 2.
If you read lots of posts on here you will see massive drifts in pricing it will be up to you in the end to choose which tradsmen you give the job to after speaking to them and hearing what they have to say."Gut feeling I guess"
Good luck0 -
I've just finished re-doing a whole house having found myself in the same scenario.
I chose to remove all the plaster from the ceilings, replace any rotten laths and then put up the new plasterboard myself.
This part of the job is dead easy, and as long as you have a few friends to lend a hand (lifting plasterboard sheets to the ceiling isn't a job for one person) then you should be able to do it yourself.
I then got a professional plasterer in to actually plaster the ceilings - he did one room at a time for me and charged about £100 a room (depending on size)
I think he reduced his prices slightly due to the volume of work I gave him over a period of 9 months (he did all my ceilings and skimmed most of the walls as well.)Working through my debts one company at a time0 -
On average a 12 x 10 ceiling to be overboarded a skimmed will be around the £200-£250 mark, and the hallway will be about the same. One thing to watch out for tho is to try a have a look to see if the ceilings have been overboarded before and how many times,if you overboard a ceiling too much as there will be alot of weight there and you want the screws to go straight to the joists.0

Quite possibly the worst part of the trade ini matejason_s wrote:Ripped down a lath n plaster ceiling on tues, jeeeez what a mess,we looked like we'd been down the coal mine for a week.We filled about 15 or so rubble bags for a 12x10 ceiling.Glad i dont get many of them.lol
A top tip a bloke gave me years ago was to bath/shower using washing up liquid it gets rid of the soot far quicker:)0 -
Why am i remembering that fairy advert, and that bloody song

We put new ceilings up after I removed the old lathe plaser, downstairs, but left the upstairs & boarded over these.
What you MUST remember, the upstairs ones will have all your loft insulation on them, too - as well as the mess plaster/wooden lathes - so 10 times the mess.
& added cost of new insulation!!
To skim walls & supply & over fit the bedrooms, was around £400 each room. There was a load of patching in of the walls, too, though!
Also beware using Fairy or ANY wash up liquid on your skin - it's rather nasty stuff in reality - ask a dermatologist!!
