    So plans for building regulations will need to be really detailed whichever application I make?

    Finger in the air time, how much for those sort of plans to be drawn?

    Before employing an architect or purchasing any software speak to the local building control officer who will advise you on what they require as this can vary from one area to the other, that way you will know exactly what they are looking for and save any time and money.

    i was quoted about £1000 to have plans drawn up by an architect but i would expect that to vary, your builder or planning/building services dept would be able to point you in the right direction with a reccomendation, i would suggest you write all the questions you have down and pop to your local town hall with them to get some proper advice from the people that matter before you go much further, one silly overlooked item or mistake now could cost you a lot of money when its completed, they aren't scary people who put obsticles in your way-they couldn't have been more helpfull to us if they had tried .
    I didnt use one but you can buy a cd off of flea-bay that contains hundreds of pre drawn up plans for most simple designs

    I've had a little play with Autocad and came up with something to at least show the builder coming round tomorrow.

    The building regs guy did say to ring up with any queries so may give him a ring after speaking to a builder tomorrow

    Plans for building regs 'plans approval' need to be detailed, however if you have an experienced builder you trust and can communicate well with then you can go for a building notice which doesn't need any plans at at all, though the sketch you've drawn is a good start for discussions with your builder.

    The 'simple' plans are required for planning permission (separate process and department), which you don't need. Sorry if I confused you earlier.

    I would be wary of doing it without any plans at all, as you will have no record of what you and your builder have agreed will be built. At the very least, a written specification with some basic sketches should be done so that your builder can give an accurate quote and you have some clarity on what you are paying for.
