Moving into new rented property - Deposit tips?

Hi guys,

My girlfriend and I are about to move into a new place.

Having read some of the horror stories about deposits on here (in particular Eager Learner's epic) I am asking for advice about what I need to consider on moving in to help prevent any unnecessary deposit removal further down the line.

I guess I should go around and take a few pictures to show the state of the place, and also make sure the inventory is accurate. Any other handy tips?

We are renting from a very nice middle-aged couple and I don't anticipate any problems, but better to be safe than sorry.

The landlady has also asked that I send the deposit to her by internet transfer. I am a little nervous about this as I won't be able to get a receipt until I see her again the day we move in. Any advice here? Will I be able to get my money back if something "goes wrong"?

On the plus side, they have said that they will keep the deposit in a savings account and will pay us the interest when we move out. Very refreshing!

    Make a list of any blemishes, scratches, minor damage etc and take close-up photos of those too. Hand all this over to the LL and get their agreement that this is the list of damage so you are both clear about any new damage that occurs whilst you are in the property.

    Can you not print the screen confirming the transfer details?
    Warning ..... I'm a peri-menopausal axe-wielding maniac ;)
