    Thanks Badger it was a revelation when I realised that the £354 ceiling 'wasn't'.

    I'm assuming the rent a room scheme earnings conforms to the usual HMRC tax year?

    Take what you say on board re good lodgers and not chucking them out although if (in a perfect scenario) I let a room June 6th it could be the start of a 20 month lodging spanning two tax years 20 months x £400 as example and by that time I think even a good lodger would have moved on or you might as well marry them :p.

    As to my other idea I wonder what the attractiveness of a short lodging would be to someone attending the London Olympics if they have to commute from Barnsley!?:D
