Almost certainly the landlord has been cheating in various areas. This is why he is not taking you to court. This is why he wanted payment in cash.

I doubt if he is declaring his rental income to HMRC for tax. Threaten to grass him up unless he confirms in writing that there are no outstanding arrears. Blackmail? YES! See here.

Does he have a mortgage? I doubt if his mortgage knows, or would approve, of him renting the property. Pay £5 here to get the Land Regisyry Title and look at section 3 'Charges Register'. This will show the mortgage lender. Contact them......?
