    I will warn you now, I deal with students renting privately and they can be AWFUL. In a lot of cases this will be the first time they will have ever rented a house (as Uni halls of residence are often a soft touch) and will be used to being 'looked after' to a certain extent.

    I have had:
    Students spending their loans and grants - 'forgetting' to pay their rent first

    Students leaving their course, not understanding that they have signed a contract for a fixed term

    Students in exam periods no longer wanting to pay rent because they can 'revise at home'

    Students not paying bills - causes havoc with other students who will think the LL should do something!

    Students lifestyle causing condensation in the property and refusing to pay rent until it is fixed (I brought along the officer from the EHO to confirm what I said and they & their parents still refused to believe me)

    And to let you know, parents will support their little darlings to the hilt if there is even a sniff of them misbehaving, so prepare for guarantor problems.
