Make sure the vendor knows you know about the bill and that you won't be trying to renegotiate based on that. Will put their mind at ease a little.Everything that is supposed to be in heaven is already here on earth.

Good luck - my new house was on the market at £140k, and my first offer was a bit cheeky £120k but they came down to £130k and in the end I got them to split the difference £125k so you can get accepted lower offers!0
