Advice regarding moving out of rented flat

Have used this forum a few times now getting a bit braver!
I am currently in the process of looking to buy my first house, currently in rented accomodation which I have been in for over 3 years now, the flat is old and the fittings etc bath and units have been here since it was built about 20 years so very attractive! I do keep it very clean and have replaced curtains and lampshades with new which I am happy to leave
I will admit to being a bit accident prone, and have damaged the sink, which I am going to repair and split a bath panel, which unfortunately I have not been unable to repair or replace, no carpenter will do it and I am not brave enough!, I am happy for the letting agent to take the cost of this from my deposit and know it will cost a bit to replace, which is fine, but I am just a bit cynical about landlords etc and just think due to sink repair and bath damage they will try to get a new suite, which I dont feel I should pay for due to its age and its coming to the end of its reasonable life span!, it also has cigarette burns over the toilet cistern from previous tenant, which was covered with a lovely shelf!
Would they be able try and get a new suite from me?? or can I just cover the cost of the repair, the flat has not been maintained at all since I have lived here, the windows leak like crazy and all the sealant is coming away and the varnish is coming off the sill, I have reported this but no one seems to worry, also the ceiling in the kitchen is yellow, I only noticed this when I wiped it over the other day and a patch went white!, but this was like it when I moved it, I just thought it was that colour, how stupid am i its obviously grease
I dont care too much if I lose my deposit, I am not the sort to fight tooth and nail but can they take any more sorry know this is a bit longwinded but I dont understand landlords rights etc.
Shall I give up now and wait to go to court!
