can boundary lines be "offset" so that garage overhangs boundary line?

Its most likely the garage was built up to the boundry and the fence is in the wrong place. Was the fence fitted by previous owners?.0

spot on. House & garage are contemporary (built 1958), whereas fence is about 10/15 yrs old. OP, you say "all our boundary lines" are staggered - so I would be looking at the other side of the neighbour's property to see if that is staggered too, and maybe (if your houses are reversed pairs) looking at the next pair of houses over.:heartpuls Mrs Marleyboy :heartpuls

Well I would want my strip of land back.. simple as that. I would bet the boundary is the garage line and that the neighbour has managed to 'grab' the strip and as has been suggested the neighbour is flannelling to avoid giving it up. Tough!0

Assuming the boundary did run along the fence line, and the garage was built over the boundary, after a set number of years if the neighbour does not object, then the land that was your neighbours becomes yours. The time period is 10 or 12 years. However, it is not clear how the boundaries have changed. You can get the deeds, but they are not that accurate due to the scale. You can also commission a surveyor to establish the boundary to the best of his ability. Or you can tell your neighbour to ... off. Sounds to me like he is a twerp, and trying to pressure you to get his way. Boundary disputes are a pain, and can be very costly. Solicitors love them as they can make a lot of money exchanging letters with other solicitors, saying nothing.Warning: This forum may contain nuts.0

a few yrs ago there was two neighbours fighting over a boundary, ie a leylandi hedge.
(cant remember where).
one of them had a legal bill of 100k!Get some gorm.0
