Debate House Prices

What happens to property bears when they buy?

I've not been on this site as long as some and so I was wondering what happened to property bears on here once they bought? Do they continue to cheerlead the crash as wholeheartedly when it's costing them money as they did when it was saving them money? Or do they become Bulls?

I bought originally in 1995 and so I only ever saw HPI. Since 2007 we have seen prices on a downward cycle but I'm pretty laid back because I'm not losing any actual money, only HPI gained over a decade with little or no effort. However, if I had to scrimp and save for several years in order to save for a deposit to buy a house, only to see the deposit whittle away due to house price deflation, I doubt I would be so relaxed.

Do the bears continue to be bearish, or do they just fade away? I know we have some home-owning bears on the forum, but these seem almost exclusively to be people who bought before the boom and, like myself, are not worried about a bit of erosion to their unworked for HPI.

I guess the main question is whether the newly FTB bears feel outside the 'gang' because no one really believes that they are cheerleading falls after they have bought. Do they then just disappear?

    I'm guessing they finally stop looking at House Prices ........

    I'm a neutral, just telling it as I see it in my area of the country.

    I want to buy more property, so see the sense in lower prices (but it isn't happening) - so, I suppose I am a Bear, but a Bear with many properties.

    Nothing will change market forces, and you cannot explain market forces - people have been buying everything within hours here in the South .... which, looking at the News, seems bonkers - but it's happening just the same.

    I don't worry about whether I'm a bull or bear. There are two times the value of a house matters - when you buy it and when you sell it. I'm more than content that in my situation I'm helping to secure my own long term financial future by buying. I'm quite anal when it comes to finances and maintain a net worth graph over time - I never include property values in it - the equity as far as I'm concerned is Mickey Mouse money. I do include mortgage debt - I can't do anything about property values but I can control my mortgage debt.

    Usually they feel really, really silly after buying not far off peak prices and before any HPC has happened (e.g 2009), but will often feel relief that they are not paying off a LL BTL mortgage any more. Quite often they will subequently keep a low profile on forums for a while as they feel a lost of credibility.

    On very rare occasions in extreme uber bears it has triggered cases of "denialatotalis". This affects uber bears where their heart and public persona really wants a HPC and have emotionally committed to it for over 5 years but their brain knows it ain't happening.

    In these rare cases the uber bear will often stay silent about the purchase for years (due to a deep felt shame about 'selling' out their beliefs and HPC comrades). Another symptom of "denialatotalis" is they will claim a HPC has happened (to 'validate' their decision) even when by every statisitical measure it is clear prices remain over valued when they bought. The rage of buying before their HPC has occurred will often trigger extensive postings over multiple forums and random claims of having 'won'. Due to a lack of understanding of "denialatotalis" suffers are often misdiagnosed as just being a bit of a "plonker". Alas there is no known cure for "denialatotalis".

    There is a cure. The sufferer just needs to tell the missus all about it - guaranteed to put any internet victory into context.

    No my wife hasn't dragged me away yet. She does however think I'm a pitiful loser - I dread to think what she'd think if I'd posted as much as you across multiple forums and thought about pretty much nothing else but Hamish McTavish's avatar for the best part of decade.

    Enjoy our house, accept the fact that in the short term the monthly cost is higher than if we were renting and retain our realistic view on house prices.

    Hamish who joined HPC in December 2008 you mean.
