Rental Advice

My partner and I recently became unemployed and have just signed on for JSA. We don't get help with our Mortgage but we would get help if we lived in rented accomodation.
My question is this...................
If we moved out of our property and rented it out to cover the mortgage, could we in turn then go rent another property and claim the rent on that one?

You can't normally claim LHA if you own another home, any profit you make from renting it out would also affect any other means tested benefits.0

If you move into rented property and claim rent allowance, the housing benefit office will require you to declare ownership of your home. They will need you to provide consent to a valuation of your home (by an independant valuer) and information about any equity and if you are getting any "profit" from the rent you receive, i.e. does the rent you charge meet the mortgage or are you gaining on the deal.
The other thing they will consider is whether or not you have moved "in order to obtain or increase your entitlement benefit", which by what you have said, you seem to be thinking about doing. Tread carefully I would say.0 -
How many times do you need to post the same question? Pick a board you want to post it on and delete the rest....:footie:
Regular savers earn 6% interest (HSBC, First Direct, M&S)
Loans cost 2.9% per year (Nationwide) = FREE money.

The rent you receive will be classed as income and will affect both JSA and LHA benefits. Also you need the permission of your mortgage company to rent out the property. They DO catch people who do this.0

I have worked since i was 17yrs old.
I find myself unemployed and since Oct 2nd i have applied for 42 jobs.
I have savings in the bank which i am using to pay my mortgage.
But because i have savings and a house, all the things you are encouraged to do i am penalised for it.
If i was an immigrant or a council house dweller i would get all the assistance i would need however i am not so i dont.
All i want to do is hold onto my house i am not looking to scrounge of the benefits system.0 -
You may qualify for SMI (help with your mortgage interest) if you are entitled to income based JSA and have been signing on for a period of 13 weeks. Underlying entitlement to IB JSA may be affected by your savings that you mention. These same savings could impact you getting help on rent even if you did not have a mortgaged property.
£16k+ no means tested benefits. £6k-£16k benefits reduced, under £6k no impact0 -
I fully intend to inform every1 of my last minute plan.
I just want to keep my house.
The rent will cover the mortgage payments with no extra money to myself.0 -
So, you want the government to subsidise you buying a house because you are unemployed? Good luck with that.0
