Builder finished work on house yesterday and I am not happy with the finished work

    So he did all the work himself? Were you under the impression he would be doing some of the work, organising the trades where required and overseeing the project?
  • A copy of the "contract" you signed would probably help us more with regards the inside finish.

    He was supposed to be a bit of both. He did all the labour, kitchen fitting etc. But he brought in the trades for plumbing (a friend of his), electrician (a friend of his), plasterers, and roofer.

    As I said he did a good job at the start, his building work was excellent (and I was happy to pay his first 2 payments) but the finishing is not up to standard. I always knew we would have to move in with bare walls an such but I expected it to be at a lever where I could decorate as we go along. This is not the case, we don't have a useable bathroom or shower and we move in tomorrow. There is no chance of sorting either before xmas. He wants to come back in and "snag" but his definition of snagging is not the same as mine. Also I don't want him to do the tiling as I don't think he is capable of doing a water tight job.

    You need to give him a chance to rectify his work. You beed to WRITE to him under recorded delivery with a snagging list and ask him when he will undertake this. Do not email or text him - these are not acceptable means of communication in a situation which could be the start of a legal process.

    If he is not willing to undertake the work to an acceptable standard, or does the work, but it is not to an acceptable standard, then you need to call in another builder to give you a quotation for rectification works and then deduct this from any monies owed to him.
    Eat vegetables and fear no creditors, rather than eat duck and hide.
  • I've been in this spot and you'd be better off listing the things you want him to fix and hoping he does it. If he doesn't far better to pay him off and get someone else in to finish the job. It's not that bad from what I can see, just needs final prep for decor etc. 6K is a low amount of money to be fair though of course I don;t know what amount of work he should have done for this.

    if you get into dispute it will take ages to sort, stress you out and there is no guarantee that you will win.

    At the end of the day there are bigger thingst to get stressed about

    Just say heres my list and ill pay up when its done. If it don't get done dont pay, and get someone else to do it with the money left over. Don't be afraid/scared of people like him, your the one with the money in the bank, that HE wants.

    If you do decide to get someone else to finish off, it might be a good idea to take better photographs of the current state of the work, just in case he decides to take any kind of action against you. That way you will have proof of the carp workmanship i.e. lack of finishing.

    That's a great and really helpful attitude to take to get things sorted as the op wants.

    Most trades would walk if confronted with this attitude!

    I am a tradesman--and if i didn't do it right, i wouldn't expect to get paid

    Cant see what your problem is? If its not right don't pay? Quite easy really...what would you do have them do...pay up regardless, even though its not finished and not working/leaking?
