    Good tactic, I honestly cannot see anything in their "logic" at all. :S

    They are the kind of person that has a house on the market for a very long time....!

    Its worth what you are prepared to pay for it if the seller wants to sell for that price. Ultimately it depends if you want the house (ie do not want to take the risk of losing it to someone who offers a little more than you) or merely want something like it (so do not care if you miss out).

    The only advice I have is that if its the latter do not increase your offer too much, too quickly. In fact ask the agent for some other houses and make sure the agent thinks you are an active looker at alternatives.

    An alternative approach is to find a friendly builder, offer to pay his time to pop around and estimate the costs of rectifying the remediation you think is needed. This may help you explain why the price is too high, an he may find other problems.
    Few people are capable of expressing with equanimity opinions which differ from the prejudices of their social environment. Most people are incapable of forming such opinions.

    Please ignore Spadoosh, they are talking rubbish. It's a buyers market and you hold all the cards.

    A deal is made when both parties agree a price - not when the buyer agrees to pay an unrealistic figure an EA has decided the sellers house is "worth".

    Spadoosh sounds like an unrealistic seller and a buyer that has overpaid at every property they bought. I'm talking from experience, I managed to negotiate £40k off the last property we bought (on for £287k). If the seller was not happy with our offer (£250k) they would not have accepted.

    Now I would have gone to £275k+ but why on earth would I want to pay £25k+ when I can get it for less?

    Edit: if you have a look at some of Martin's older articles it has a guide to haggling - you can haggle on literally anything! Why pay more if you don't have to? sounds like a fools mantra to me.

    You clearly havent read any of my posts, i purchased 6 months ago and intend on being in the same property for the next 10 years or so, so current house prices and what i paid will have veryy little affect when it comes to me selling.

    O and your maths skills astound me!

    Again i feel my post have been misinterpreted. Please also come back should you be refused the house you and your boyfriend love because of an offer you yourself knew would not be accepted?

    All i mentioned was the housing market being flawed, people being misinformed its a buyers market (which suggests offers are welcome and likely to be accepted) when in actual fact most sellers are locked into their homes due to negative equity.

    Im not about defending myself, i merely voiced my opinion on what i believe would be a better tactic than is currently being used.

    As to your original question. I dont know if your offer will be accepted and there is only one person you can ask for that answer.
