Hello
I have lived in my privately rented flat for 26 years. My current landlord has been my landlord for the past ten years.
I have never had a tenancy agreement either with my original landlord or the present one.
When my current landlord took over, he increased my rent from 250 to 300 pounds per calendar month, and has not increased it in the last ten years. He has not carried out any repairs or arranged a service of the utilities in all this time.
He has now written to me to advise he is increasing the rent from 300 to 500 pounds per month. This is a 66% increase. I have written to him to say I am concerned about this as he has not carried out any repairs in the last ten years.
The electrics have not been looked at in the past 26 years, and I wrote to him some time ago to ask him to take a look but he says he does not recall having received it, and I cannot find a copy to prove it.
He is coming round this week to look at everything that needs doing, but he was very unfriendly on the phone.
He said if he carries out the repairs, he will then put the rent up to 600 pounds per month. I realise this is probably the going rate for a two bed flat but a 100% increase is ridiculous, and I just cannot afford it.
I know I can contact the fair rent officer but I wondered if anyone could give me any advice. Do I have to accept a 100% increase just because he has decided to carry out minor repairs and servicing after all this time.
I do not qualify for housing benefit but I just don't have this sort of money.
Any help would be appreciated

Apply to the rent officer immediately. I'm guessing but your rent should be no more than £100p.w but you can find out what others in your area are paying.

Also, legally the landlord has to have Electric and Gas inspected yearly and certificated to say that it is safe.0
