re paying off mortgage (except for one pound)

we tried what martin suggests, not quite paying off your mortgage, a couple of years ago with the abbey, we left £1.00 owing to avoid deed storage fees, even our ifa thought it a good idea.
the abbey thought differently, started getting nasty, even though we had not payed off in full, eventually threatened to send in the bailiffs to recover their £225 closure fee.
not wanting to call their bluff, we payed up.
i have often wondered what legal rights they had to threaten little old ex-mortgage payer me?
