Depends entirely on your credit history.
Rather than looking online yourself, I'd suggest seeing a broker. They will have a good knowledge of suitable products available for people in your situation, and they hopefully won't miss the best deals, which may or may not appear on comparison sites0 -
There is no such thibng.
Do you want fixed, variable, no fees but a higher rate, fees with a lower rate. Whats your credit history like? Do you have other commitments....etc etc
Its all dependent on your curcumstances and what you want.
I dont expect you to answer those questions as there are more besides which would also need answering. Credit history is perfect for me and my partner, no problems whatsoever with that.
I do have a broker and a bank manager as father in law to be. I am quickly trying to find a rate for them to 'beat'!
It would most probably be a variable rate as don't see rates rising in forseeable. Probably a tie in for two years. Not fussed about fee but assume 1k or less.0 -
HSBC Lifetime Tracker (no tie-in period, unlimited overpayments from the start). Max LTV 80%.
Rate BOE Base Rate + 2.49% for life of mortgage (currently 2.99%).
Fee £599 (less if you are an Advance or Premier customer).
There's one for starters... But obviously you'd need to use their calculator to check whether they'll lend you as much as you want on your salaries.
If you're looking at variable rates, double-check how the rate is calculated. Most trackers track the BOE base rate but a few years ago some lenders were tracking LIBOR instead. Discount mortgages are usually at a discount to the bank's SVR, which may not track base rate movements.0 -

You shouldn't be coming up with rates for brokers to 'beat'. They should be getting you the best rates they can, suitable for your circumstances.
What does your broker think is best? This is what he gets paid for.
Use your brokers best rate to see if your FIL can beat it.Thinking critically since 1996....0 -
Well turns out hsbc is the best deal and they do not deal with brokers. Broker has said best to go for it. Partner's dad quoting rates above 4 so no use.
Then complication is been on to hsbc and they say beware launching new products on dec 22nd. So is it stick or twist? Would have preferred more time. I would imagine there rates are going up as they've said all they know is new range of products will have no fees0 -
