Landlord Software

Hi Guys

Does anybody know of / have any experience with a good software for keeping track of rent and other general accounting?

  • I personally just use Excel (Open Office if you haven't got MS Office) and just put in all my spending, wage etc. I am not a LL but can't see why you can't do something similar.

    i was thinking you were looking for some sort of tenants shoot em up game. Sorry I know not of any software, our accountant costs us £35 a month. I use a book and check the ingoings and outgoings from the bank using internet banking. I am not a landlord btw.

    I thought sage was mega expensive. Op - are you having trouble with the accounts in general, or is it keeping track of people's payments. Do you use internet banking? Do t's pay by standing order?

    Many accountants offer a free half hour. You can use this to discuss ways to help with your accounts. It is not worth paying out for accounting packages unless you have some large property portfolio, in which case your accountant will advise you what to use;)

    Microsoft Money is free now, not specifically for landlords but should be adequate for small operations.

    I like Smart property Manager, it's free and works out the tax for you.

    I use an Excel spread sheet as well as keep all receipts etc and give to accountant once a year to do tax etc Providing it is all well organised it costs £150 to do my tax which is also tax deductable!

    Frankly a simple in an out ledger reconciled to your bank statement and receipts should do as suggested for the accountant to do tax etc.

    It is an idea in spreadsheet to identify each transaction with descriptions eg rent, bank fees, repairs -roof , repairs -electrical test do you can easily filter them for any deductions.

    Allocate each invoice/bill a number so that if they get dropped its easy to work them out and filter by period tax year. eg 112-001 is Jan 2012, invoice no 1
    Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

    Sage starts a £120 +vat. So not silly, but not really the right solution, it's good for a business that receives invoices and issues them.
