What would you budget for the following works?

I'm in the process of buying a house and am concerned that I have underestimated the cost of the works required. I have budgeted £70k including VAT and contingency, cost of new kitchen, bathrooms, flooring and tiling - I'm in the North if that helps. Kitchen/bathrooms to be mid range quality.

I need to buy in the labour - I won't be doing any of the work myself.

The works are:

Single storey side extension of approx 20 ft x 10 ft to enlarge existing kitchen diner with Velux windows and French doors
Rip out existing kitchen and install a new one
Creation of utility room within extension
Creation of study in existing house (partition wall, door etc)
Rip out three bathrooms (one downstairs WC, one main bathroom, one ensuite) and install new bathrooms

  • £43k max depending on footings & fittings . But a endless quote from my back living room chair looking at my computer. So many things to factor in .

    Bathroom, ensuite and WC £5k labour to fit and fully tile (ceramics, not porcs or natural stone, which I would guestimate at costing £1-2k more dependant on total square meterage).
    Fixtures and fittings are another matter completely.

    Give me 70k anyday for that, especially up north! You won't be getting trade rates but even if you contract it out expect a lot of change.

    You could do it for half of that, easily. Don't get telling anyone you have £70k to spend as they'll take you to the cleaners!

    Sooo, do you think 70k will be enough.
    Well, you might have to compromise on a few of the fittings, but it should be there or thereabouts!!

    I'd quit my job and do it myself for £70k :)
  • have you had any quotes back .. ? How close to £43k finished to a decent standard .
