Renting advice

Hi all
After some advice.
My mum has a house which she hasn't lived in for a long time and has fallen into a bit of a state as a result. Fortunately there's no mortgage left on it. She finally decided to sell it recently and whilst I was helping her clear it out, one of the neighbours mentioned his son may like to rent it.
To cut a long story short, he seems a decent lad, is keen to rent it and she's decided she'd like to do it. I also think its a good idea as she could earn some extra money to do the house up at a later date.
What steps do we need to do next? Is there anywhere I can get a standard tenancy agreement from or will we have to go to a solicitor?
Is there anyway we can do a credit search? What other things do we need to consider such as landlord's certificates etc.?

standard Tenancy agreements ar available from most stationers, WHSmith etc....
but there's more to it than that.
1. you need landlords insurance for biuldings cover
2. you need a gas cert for letting
3. you need to ensure the electrics are safe
there are all sorts of other legal and tax issues, none are insurmountable, most are common sense.
do more research, particularly RLA and other letting orgs, check direct.gov.uk - lots of leaflets on private rentals.0
