The amount on the MIP is pretty irrelevant, so long as it is enough for you to purchase the property. You could have a MIP for £1million but it doesn't make the house you are considering purchasing worth more than £124,000.
The fact that you have a MIP puts you in a good position. Remember, it's a buyer's market.
Be firm, make it clear you will walk away (and do walk away) if they persist with unreasonable conditions. Simply state that your offer is for £124,000 subject to survey, that's all. I can't imagine that the seller's will be too pleased if they know a good buyer is walking away because of the Estate Agent's attitude - perhaps they don't even know?0 -
If i were you i would make it my life ambition to find the seller to tell them whats going on.0

Post the letter to the vendor at the property. Chances are that they will have set up a royal mail redirect on the previous address and it will make its way to wherever they are now living. You need their name for it to work though, so you might need to get that out of the EA and/or check the land registry.0
