Costs of converting a roof

We have recently purchased a property and the extension is a two part, on half has a tiled roof and the other a plastic roof.

With the current rain its leaking like no business, and is very cold. I was thinking about having the roof the same all across with two skylights to ensure its not too dark in the kitchen. That moss has all been cleared out now.

As a temporary measure how much would a re-seal cost?

Edit approx 2m x 4.5m area

Any ideas on rough prices (South Wales area)

  • What do you mean by a re-seal? If you mean a man and some silicone mastic and/or a bit of 'flashband' then you should only be looking at whatever you can get someone to do half a days work for plus about £20 in materials (£100 maybe?). If you get on with the neighbour then you could perhaps use a scaffold board to bridge the gap and work from there, otherwise you may have to get into scaffolding which could be costly.

    On another not your tiled roof appears to be well below the lowest pitch even a fake slate can achieve, I wouldnt be suprised if that leaks in the future I'm afraid:(

    as above.
    a quick reseal with a sealant gun will cost you say 100 quid.
    for a new roof similar to the left one, will cost approx 1k-2k.
    Get some gorm.

    Funny u should say that! Think it may be already Is that due to the lack of angle? I assume that's a very costly job to redo!

    I thought as much. The angle (pitch) appears to be around 10 degrees. This is too low for a tile and it should be a flat roof. I'd suggest an warm roof system in BUR (felt). You would need to remove the existing and install a plywood deck to the joists. A PIR insulation board 120mm thick should be installed.

    Cost for this by a VAT registered company, all by the book and scaffolded- £240/m2. Cost to get a good Joe Bloggs Roofing to do it £90-120/m2. Cost to get it bodged £60/m2.

    Most Velux windows will not go below 15 degrees, so you are better off using another company (Whitesales, Xtralite or a hundred others).

    You could do the whole lot (of the polycarbonate roof) using structural glazing for about £3500.
