    Nope, the tenancy has not ended. It's now a statutory periodic tenancy. This means that it can be brought to an end by the landlord giving two month's notice or the tenant (Messrs A, B or C) one month.

    If we consider that A, B and C's tenancy has not ended, then OP is not liable for any rent to the landlord as she is just subletting.
    But from OP's description it seems to me that the original tenancy has ended by operation of law and new tenancies were created.
  • Agreed. Which why I made the point that "should there be rent-arrears or damage to the property the only parties that can be chased for any monies by the landlord are the original joint-tenants, not the three of you who are still living there."

    If the OP wanted to be completely bloody-minded they could persuade the other two to stop paying any rent at all as well and just move out once their deposits have been soaked up by the rent owed. And the landlord wouldn't be able to do a thing about it. Except to give the agent's behind a very hard kicking. It might be worth having a chat with the landlord and their agent about just how exposed the landlord could be.
