£140k Offer on £180k taking the p***?

OK I am not planning on at least getting a principle until Feb, however I have found a very nice flat.

Been up for over a month now. Up for £180k.... for a flat, very expensive. But it is spacious, a nice lease and has parking, next to station etc. perfect!
Another flat sold a while ago for £180k, the neighbour to this one and is being rented out at £795 a month! (although the tennants are leaving at the end of the month).
I can only offer realistically £140k-£150k.
Do I put in a "cheeky" offer of £140k and rise to £150k, or do you think I am just wasting my time?
(obviously it is dependant on whether it is still available in Feb)

Whether or not £180k is the right price or not, I would think most vendors would reject an offer of £140k to £150k with the property having been on the market for such a short amount of time.
If your not in a position to do anything until February, just keep watching it and price may fall anyway.
My Inlaws live in Wycombe, there are loads of other 2 bed flats around £140k - £150k.0 -

Yeh there are plenty around, but none quite as close to the station with decent size/lease etc. Should it be too far away I would need to drive to the station which adds extra costs - such as http://www.rightmove.co.uk/property-for-sale/property-20137521.html which is also nice, and cheaper but would cost more in both management fee + car parking at station.0 -
I would be offended to receive an offer like that but I'd be cheeky enough to offer! You never know the situation, I know this sounds terrible but the decor is a little dated, maybe a probate property? Which takes ages to go through and quite often they would like a quick sale...maybe not this quick but to me you have nothing to lose, the worse thing that can happen is they say no...speak to the agent, they may know more.

I made a ridiculous offer on a property recently as the owners and EA were quite evasive and something wasn't quite right, it was worth doing as they came back with the minimum they were prepared to accept, it was out of my price range but at least I knew quickly and could move on. The property has now been for sale 3 years and now I know why, it's because they aren't prepared to drop their price. It's worth a cheeky offer just to see where the land lies, good luck.Every Penny's a Prisoner.

We had our property on the market this time last year. Originally we put it up for £169,995 and had no interest then we put the price down after doing it up in a simple way ie new carpets and painting walls then put it up for £159,995 and eventually sold for £155,000. Our neighbour's sold his same flat for a lot more previously aroung £172,000 and we also had a cheeky offer which we declined.
From our perspective a seller wants just to know what offer you want and get it out the way. Whatever the reason or cheeky offer is based it's not really insulting it's just trying your luck - and why not. Go for it - they could only say no - like we did.

I made an offer of 190 on a 225 offers in excess property - i fully expect it to be rejected but having sought financial advice that is the maxiumum I can afford, the house has only been on the market for one month. The EA was continually ringing me up so I thought it was worth a punt.0

Offer £140k, house prices fell this year and will fall next year, it's a buyers market after all.
