Just back from a meeting with Wain homes regarding one of there houses and to sum up without even blinking an eyelid they offered to pay stamp duty on the transaction that's a £350k house £10.5k saving. They also said they would pay market value not sale value of my house so the one across the road was up for £195k and sold for £170k they said if I could prove what it was up for they would match it (another 25k saved)

What do similar nearby second hand properties sell for?
It might have been horrendously overpriced to start with. Yes, you will pay more for a new build, but remember the second you walk through the door it'll be second hand, so you don't want to pay too much over the odds or you could find yourself in negative equity immediately.
Does it come with flooring/carpets, appliances, garden turf, etc?

It doesnt come with curtains, carpets or white goods the rest is included- the prices seem right for the area- I was thinking of going for carpets and legal fees thrown in0

Buying from Wain, I know somebody who got a 15% discounted price + gardens turfed + extra fittings (shower over bath and couple of extra electric sockets) + an extra 2' strip of land + wooden flooring across both floors (only stairs excepted). They also arranged for the on-site decorator to redecorate in the colours of choice at a reasonable rate.0

Wow 15% I think that there is little intrest in the properties we are lookng at as they are 5 bedded so do think we can push a bit harder0

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should

My dad has a wain home new bulid in a tiny place called "rossendale" Its where i am from and not very desirable IMO. He paid 180k for a 3 bed with garage, and somehow managed to get all carpets, white goods and a fireplace thrown in!!! he did put like 110k deposit or somat down tho! If you dont ask, you dont get xThe feeling i got when i confirmed my place studying criminology at Exeter Uni was brilliant!!!!!

Yeah Chorley is up that way I spoke to them again today and gave them the line that the local red row estate was also in the running and as we are only looking for 2 things a new 5 bed house roughly in that area they said they would throw in the movers package on top which is legal covered and so I guess 5k oh and they will move us so from not starting they have now offered to match asking price, pay stamp duty, pay legal and move us for fee.
To put it in perspective there are around 4 companies currently building new homes in the area so I am going from one to another to check deals and while they may not all offer me the same they are prepared to make offers that I pass on to the next to beat.
Now I am going for Carpets and increased valuation on my house as Barratt said once they keep their top line whatever they buy my house for doesn’t come off that so there is room for negotiation either a gifted deposit they will pay 5% or an increase in our property valuation so have put this to Wain homes. I am getting good at this0
