Can I extend over 3 Meters?

Hi all,

my house has already been extended by the previous owners by 3 meters from the last rear wall for a single story rear extension, my question is that, can I extend it a further 2-3 meters past this, still keeping it a single storey.

My house is a semi-detached with a fairly big garden (10x20 meters), can this be done if I got the correct planning approvals, what hurdles do I have to go through to achieve this?

    The 3 meter limit I'd for permitted development, ie what you can do without getting planning permission. This 3 meters has now been used up, ie you can't add another 3 meters of permitted development.

    So for any more development you will require planning permission. So you could approach your local planning department, who normally welcome early enquires, then you need someone to draw plans and put in the application, you can do it all yourself but probably best to get some one to do it for you.

    aye 3 meters is normally the limit.
    although i have seen more on some occasions.

  • Just thinking, on what grounds would this not be allowed/not approved, has anyone on here had any experience of extending their house over the 3 meter mark? and had any issues with it?

    They are taking the p*ss because of your (continued) reference to meters , which should be metres. Just google "planning portal" and you will be able to see what is or is not permitted development. You may still get permission going beyond 3 metres if your local planning dept. agrees.
    Forgotten but not gone.

    It's important to recognise that as well as the usual dimensional limits, you are also limited by the proportion of the land you wish to extend onto. This includes the addition of outbuildings and existing extensions. If this exceeds 50% usage, you will be unlikely to get approval. A typical example might be:

    Area of site: 100 sq. m.
    Foot print of original building: 30 sq. m.
    Foot print of existing extension: 10 sq. m.
    TOTAL: 40 sq. m.

    This would mean you would not be able to add an extension that exceeds 10 sq. m. (bringing you up to 50 sq. m., or 50%). It would not be favourable to show the calculations for this unless requested by the Local Authority, otherwise they may think you are trying to use the absolute limit of development. Moreover they may wish to keep some 'allowance' aside in case there is a possible requirement in the future to make it more disable friendly.
