Gas boiler problem

Hi first time post so please be gentle.
I purchased a brand new Stewart Milne house in April 2009.
My Vokera gas boiler came with a 2 year guarantee.
Now the boiler keeps going off. It is losing pressure.
Plumber says a new heat exchanger which could cost hundreds.
He feels that although the manufacturer warranty is up, consumer rights says a major part shouldnt need replaced after 2.5 years.
I contact Stewart Milne who built the house, they said I am to pay and also contacted Vokera they say I am outwith 2 years so chargeable.
I am not in any homeserve/british gas scheme unfortunately.
Can anyone help me?
Is this worth pursuing or am i fighting a losing battle?

I fear you are fighting a losing battle. The Sale Of Goods Act doesn't cover house sales so you have no call on that. I believe the NHBC scheme only covers building faults

The boiler is covered under the NHBC scheme for the first two years from legal completion of your sale - check the date on your NHBC insurance certificate. If it's beyond that period try asking the developer or the manaufacturer for a goodwill payment towards the cost of replacement. They may not want to replace themselves because they pick up a continung liability for repairs if the failure re-occurs but may be willing to make a cash contribution.0
