mine was very straight forward I paid part deposit and parents gave me a big chunk.
Saw my broker with my dad and explained about deposit. he arranged mortgage then conveyancer was a friend and so knew about my money situation. They wrote to my parents and got them to sign forms saying it was a gift etc. It didn't delay things at all. Sounds like your solicitor has screwed up not raising this sooner.
When I studied conveyancing at uni the source of the deposit was one of the things we were told to ask at first interview. So it def should have been raised before now.0 -

In answer to your questions
why did you not tell them? I didnt not tell them as such, it was on the mortgage application and I was never asked by the conveyancer where the deposit was coming from. I am a first time buyer, which everyone in the process is aware of, and I've instructed and hence trusted the broker, conveyancer etc to make sure everything is in order since unfortunately I am inexperienced having never done this before.
She also said that the sellers were [FONT="]not prepared to wait until January for completion to take place. why did you not agree dates - even ball park when offering for the house? I was told that dates would be discussed through my conveyancer, but December was always the ballpark. [/FONT]

[FONT="]This is the first indication i have had regarding when the sellers would like to move... despite me asking asking who? the Agent or the Seller direct I hope? I have been asking the agent and the conveyancer, once again I did not know I was supposed to speak to the seller direct.[/FONT]
As for your other points... I dont know who didnt pass on the information to the lender, going through a broker meant that i have had no direct dealings with the lender, however i have given every one every piece of information that they have asked me as soon as I am asked. Yes I have been naive enough to assume that they were asking everything that needed to be asked... and not missing things out... but like i say I am a first time buyer, i am on my own in this process and i have no experience of it at all, so I have placed my trust and faith in the "experts"....0 -

Please understand that conveyancers do not see your mortgage applications so do not know what is in them. Most lenders don't put specific mortgage conditions in their offers about the point so solicitors have to write about it to the lender and ask whether they know about it.
Sometimes the way details of parental gifts etc are set out in the application by the financial adviser isn't the same as the way the client has explained them to the solicitor so there is always a danger of the lender's wires getting crossed over the point.RICHARD WEBSTER

My lender never asked where my deposit was coming from, although you have to confirm with the solicitor as part of money laundering regulations. This should be fairly early on in my experience, though they are doing that for their own procedures not to share with your lender. Something has "happened" as it were, and it is in your best interests to contact your lender yourself and find out what they are waiting for to make your loan unconditional.
As annoying as this is thank your lucky stars it isnt happening between exchange and completion.
My experience of conveyancing is that it is pretty disappointing. I used a cheap distance conveyancer the first time and her failure to communicate to me, and making assumptions about my opinions that conveyed themselves into demands to our sellers I had never heard about, made things much more stressful than they should have been.
The second time I paid more, went local and ended up with a woman who never once answered her phone and took days to reply to anything.0
