    she could just have said that all houses of that age will have the level 3 rating. he is a very cautious bloke and she just scared him saying this.

    So.... you knew the buyer before he showed an interest in your property?

    obviously not. but she knows we all want to be in by xmas (buyer needs to be out his house by end of the month). her not thinking is hampering this. i will most likely not be able to get a removal company now due to him not signing like he would have done last week.

    he asked her about the level 3, if she had said 'its normal on a house that age' then it would have all been done and dusted now and removals etc all booked.

    maybe im over reacting a little but all this is stressful enough without this added stress. a 4 month old baby added to the mix isnt helping either :)

    Yes.....you are over-reacting!
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    no, but he visited a few times and we have spent a fair amount of time talking. he is a first time buyer and not very knowledgeable about construction so he is easily scared by all of this.

    no certificate equals automatic level 3. just like i dont have a heating certificate (we cant find it but its checked every year as i have a back boiler) but that is automatic level 3 too.

    To be fair to the EA, if for example you had been looking at a used car and queried what seemd to be a strange noise, and the salesman said "Oh they all do that" would you not feel fobbed off and probably walk away?

    Booking the removal van before you have even exchanged does sound rather optimistc.

    She could have but what she actually said isn't, in any way, wrong.

    agreed, but we would have exchanged by now. this is holding everyone up. i cant even book a removal company until he signs.

    i wouldn't expect a 30 year old car to have the electrics comparable to a new car ;)
