but there was something there in the first place... chicken wire, trellis and shrubs was it ?

put yourself in the neighbours shoes and see how you feel and which option you might want, then go and negotiate with him.

fences are very very rarely covered by insurance

If you put my whole sentence into context, I was merely stating it wasn't right we should have to install fence panels when there was a dilapidated mish-mash of chicken wire and trellis. We ARE happy to install fence panels and posts if we are given until the end of February. If he insists we do it now, then we have no option but to put up the crappy looking chicken wire and trellis.:(

as i said... negotiate with him..... but he is not your landlord and does not have to take into account wear and tear.... it will all be down to friendly negotiation... you are in the wrong, so dont go in heavy handed, is my advice.

I won't, I have always been friendly with the other landlord, very apologetic and as helpful as I could be. As far as my landlords are concerned, I've started realising how underhanded and sly they can be. They wanted the fence panels because the house is up for sale ;) so I'm really glad I asked on here, he backed down immediately.

Thanks again everyone, I really appreciate it!!!:):)

I agree the plant element is relevant too. Without knowing for sure of course, it sounds like the chicken wire had mature plants climbing it, providing greenery and privacy?

If so, the neighbour is entitled to expect something similar - now, it may be quicker/cheaper to buy fence panels than to buy huge mature plants......

As others have said - negotiate.

I've had a chat with next door's landlord. He gave my LLs 2 weeks to get the fence sorted because they'd been evasive, despite the fact I gave them details of when we could buy a fence and have it installed over 6 weeks ago.

He is more than happy to wait the additional 2 months to have fence panels installed (as opposed to chicken wire installed immediately) and has decided he'll come directly to us in future.

I wanted to say another thank you to those of you who offered advice about betterment and negotiating with the landlord, you've been a real help. :)

  • A chainsaw had to be taken to TREES, apparently. Replacing them like-for-like would be an eye-watering amount. The fence-panels seem to me like a decent compromise under the circs.
