    If it's a developer they'll be looking to get as near to asking price as they can and they'll play you hard for it! If it's in London I wouldn't be surprised if it's worth asking price by now. There's nothing for sale where I'm looking! I guess £220k is your start point if things are still perky.

    Try and find out why the other sale fell through though.

    I'd ask both EA and vendor to check their stories! It's not rude, it's protecting your interests. Anyone would be wary of a sale having fallen through.

    EAs won't encourage gazumping. It's not that. Once they've got a sale, they're happy.

    Oh. Good long chat directly with the vendor in that case. You really do need the full story on the other buyers straight from the horses mouth.

    Although if your agent told you it was under offer a couple of weeks ago and didn't encourage a bidding war then, I'd rate them as having integrity.

    London does seem to be like that Im afriad :(

    In some parts of london it often goes to offers over or sealed bids. I heard of sealed bids going on a ex council flat last week, with 9 people offering over AP :eek:

    If you like it and can afford the mortgage, offer the asking price and put a condition on the deal that the flat MUST be removed from the market, ie the EA should stop marketing it.

    I wouldn't believe anything until the bill hit the mat. It's a risk! I would also put my money on that being something to do with the other buyer pulling out, if it's otherwise perfect.

  • Offer 215,000 and tell EA the reason why, you are unsure what the total cost for renovation will be!!! therefore you feel you can't offer the full AP.

    If it is declined you can always up your bid to £219,000 (allowing for the £5k) if your happy at that then go for it:beer:

    good quality labor is getting cheap with all the poles etc comming over and the diy superstores are always having sales, 5k buys a fair bit of work& materials if you shop wisely and dont blow it all on a granite worktop which will probably stain the first time you drop ribena on it.

    have you considered buying somewhere not as polished and getting the work done to your own spec, with a completely finished house the only thing that adds value to it is the surrounding area going up while buying a cheaper property and doing it up adds value. granted its arguable whether the value nicely finished homes are reflected in the sales price but at least you would have everything the way you want it while you live there.
