and FTB properties tend to move quite quickly if they are well presented. FTBs fall in love with nice fixtures and fittings.
You have nothing to lose by trying it on the market anyway.Everything that is supposed to be in heaven is already here on earth.

our house has been on the market for a week although its the first time it has gone into the local paper (local paper was delivered today) and already got two viewings for the weekend. I was starting to think that maybe our house wasn't as attractive as I first thought. But just shows you local paper comes out and within a few hours a couple of viewings have been arranged.Listen to what people say, but watch what people what people do!!0

We were in same position and put our hose on the market at the end of November - quite a bit of interest apart from over the Xmas period - and sold this week, so 9 weeks on market and got a good price.0

Now is a very good time to put the house onto the market. Don't know what area you're in, but FTB/BTL properties are selling very quickly in my area. They're selling within the first few viewings and certainly before they hit next week's property paper.Getting older is inevitable, growing up is optional :rotfl:0

It depends on why you want to sell I guess, If you need to sell to move somewhere bigger / smaller then its time to sell. If you dont have to sell but want to thats fine, If your selling to rent because you think the market has hit its peak then its just down to pure gambleing you risk loosing any increases in property value but you also potentialy stand the chance of gaining if property prices fall.If it doesnt pay rent sell it.

dont know where abouts you are, but my house has sold to FTBs after 2 weeks for full asking price. all i can is give the buyers what they want. as near to perfection as possible, and it will sell.0
