cost of furnishing a house

hi there,
Just wondered if someone could give me a ball park figure of how much on average it would cost to furnish a house from scratch.

i.e , bed, wardrobes, sofas, washing machine, firidge etc..

i was hoping to buy a 2 bed place and rent out the spare room pretty much ASAP so i just wondered how much i should put aside for furnish the place to an acceptable level.

i don't need really high quality stuff, but also don't want something that would fall apart after a year.

Any ideas?

    Hi there,

    There is an established industry in "Furniture Packs" for just this situation; you can basically order a pack for whatever type of property / number of rooms, and the level of quality you want.

    Search for "furniture pack" and you'll find links to plenty of suppliers.

    Its a complete piece of string. When I bought my first flat I spent about £100 - although this was over 20 years ago, so maybe £200 in todays money. £20 for 4 chairs, a table I had as a student (cost £5), £20 for cooking pans, a free fridge from a neighbour because it was broker (needed a new plug), second hand bed £20 etc. And the standard was fine. Don't think you have to spend loads of money that you don't have.

    We did a two bedroom flat with cooker, fridge, lovely corner sofa, 2 beds, bedside tables, dining table & chairs for £700. And it was all great stuff, all of it virtually unused.

    I'd do that, especially for the spare room. Who cares what they sleep on, LOL!

  • I spent roughly £1200 on furnishing my rented flat - sofas, tv, dining table, soft furnishings, all kitchen utensils and appliances (apart from washing machine, fridge and oven/hob) etc. I already had al my bedroom furniture, but I only bought all that a year ago, and 2 wardrobes, 2 chests of drawers, a dressing table and bed with matress cost about £600.

    I reckon 2k should get you everything you need - I love bargains, and get lots of cheap things (but not cheap looking things - there is a difference!) but it's knowing what to scrimp on and what you really shouldn't!

    Ikea is brilliant I have to say - got a coffee table for £11, can't beat it!

    If you are renting out you cannot put in just any old stuff, it has to be flame retardant on the soft furnishings.

    It is "a piece of string", it all depends on how much stuff you put in.
