"damp" patch in corner of bedroom

i went to view a property today and there was a damp, wet patch in one corner of an upstairs bedroom, there was nothing else in the whole house, is this likely to be the roof or guttering?

Do they have an en-suite?
Odd I know but I do and my extractor fan in the bathroom packed in then I noticed the same thing in corner of my window. Landlord reckons its caused by the steam going directly into the bedroom when en-suite dor is open

No theres no ensuite and there wasn't any speckles just felt abit damp0

You need to look at the outside of the house in the same place. If it's coming through from outside you will probably see evidence in the same place. In the top of an upstairs room it will probably have something to do with guttering (if it's raining when you view, all the better!) or it could be a hole in the roof and the water is running down into the corner.
Go and have another look and don't let it put you off. Most things are simple to fix and you can negotiate the price of fixing it off the asking priceIt's good that you can see it now!

Where is it in relation to outside walls etc? I've got a damp patch in the corner of my bedroom where the outside wall meets an inner wall. It's also next to the bathroom where the vent from the waste pipe goes through the roof. When it rains the water runs down the between the pipe & the flashing
Roofer is coming this week. There goes all the money I've saved so far this year :mad:0 -
Unlikely to be the gutter - unless it's acutely visible on the outside wall in the form of mould / water stains from months of water running down. More likely a misplaced tile / bit of flashing on the roof.If you want to test the depth of the water .........don't use both feet !0

Steam and moisture in the air can travel a long way around a house. If there's no extractor fan and no ventilation in the room in the form of either trickle vents in the windows or an air brick then the problem is most likely coming from inside the house. It's normally easily solved with an extractor fan fitted to the bathroom on a 15 minute overrun.0

Exactly.
It is quite likely to be airborne moisture. If you are showering or bathing a lot, cooking, or drying clothes over radiators, then the moisture will go to the coldest part of the house.
If the house is modern, it is probably very well insulated, and more than likely there are no airbricks fitted. Airbricks allow the airborne moisture to escape.
Similarly, an extractor fan as mentioned on an over run in the bathroom can resolve the problem. Or a dehumidifier will help.
It is amazing the amount of people I have had as tenants complain that properties are damp, yet dry their clothes over radiators, shower and bath, cook and never open a window.
In my experience, the kind of dampness you are describing (and without seeing the property, inspecting the gutters and roof etc) is more than likely caused in this way.Don't lie, thieve, cheat or steal. The Government do not like the competition.
