Roof Survery following mortgage valuation survey ??

Hi we are SSTC and marketed our property low for a quick sale. We got an offer and their mortgage company carried out a valuation survey 3 wks ago. A mortgage offer has been formally made.
Im in process of agreeing a purchase so I made contact with my agents to check everything was still ok. The said the buyer wanted to arrange a roof survey and internal wall inspection for some changes he wants to make when he moves in, the agent seemed very casual about and its arranged for this week. I asked the agent if he thought the buyer may be looking for a way of knocking the price down as we couldnt go any lower and it would be a waste of everyones time and money, we would simply ust have to withdraw and stay put, the agent seemed to think I was reading too much into it.
Then my solicitor emailed me to say the buyers solicitor wanted to know if I have any guarantees for roof work, which I havent as not been done recently.
There are no problems Im aware off it just seems odd to me or like my agent said, maybe Im simply just reading into things too much. Would appreciate any thoughts or opinions tc, thanks in advance to anyone replying x

Who knows? You have two options:
1) refuse access for the further inspections, p*ss the buyer off, and lose the sale
2) allow access and wait and see. Buyer may simply want to plan ahead for changes he has in mind, or, as you say, may be hoping to re-negotiate price.
If 2) then you just have to make a decision at that time. But remember, by then he's already invested time and money in buying your property.....0 -
Certainly let the roof and internal wall inspection go ahead - if the buyer asks for a reduction after this, ask the agent to politely inform them that the house was priced lower than market value and that should cover any work that needs doing.
No problem with the solicitor asking about any existing guarantees. This is standard practice and is what most conveyancers will be asking for on their client's behalf.

Thank you Its been years since we sold, I dont mind the inspection I was just trying to be upfront as the agreed SSTC price is the lowest I could go xx0
