New tenant wants to pick and choose furniture.

  • Is the simple solution regarding the furniture and white goods that you just sell the items to them?
  • I don't think the situation is ideal for a number of reasons. You've got to ask why you are being so accommodating:

    Are they model tenants - probably not. Pets are never ideal and add a lot to wear and tear.

    Are they bound to pay etc - has already been detailed if they nick off back home for whatever reason (and there could be many in a course of 4 years)

    Are they paying a fair price or over the odds - no.

    It sounds like you are conceding more than you should be - you've already correctly identified a lot of the problems, but there will inevitably be other ones you haven't thought of - if you have a close look and write down the pros and cons with no emotional involvement - I think you'd honestly see its probably not the best solution, even if the rental option is the best one for you at this time.

    my advice as a LL of 12 years is dont take the first tenant who comes along. An empty property is FAR far better than a tenant from hell.....

    I have never rented, only looked into it a couple of years ago, but don't furnished properties have higher rental charges? Could you increase the rent if they insist on it being furnished?

    What country are they from?

    Is it possible to check out their foreign academic history? They must have done a first (and usually a second), degree somewhere else.
