Building & Contents Insurance Question

Hello All,

Please forgive me if I have posted this in the wrong place, I have discovered a leaking pipe under our floorboard in the house.

It is the main pipe that goes from the stopcock to the kitchen, for example.

street ----> stopcock (inside near front door) ---> Leaking Pipe ---> Kitchen

I know that this pipe goes from the stockcock and under the kitchen floor, where floor tiles would be needed to be taken up.

I have buildings & contents insurance and the policy book says the following:

g) Escape of water from, or the
freezing of water in washing
machines, dishwashers or any
fixed domestic water or
heating installation.
Escape of oil from any fixed
domestic oil heating
installation.


Would this leaking pipe be covered under the insurance?

    The damage that the water caused will be covered under that peril. Whether or not the insurers cover the cost of accessing the leak will depend on whether you have trace and access cover on the policy.

    It is unlikely they will pay to actually replace the pipe itself.
