What do you make of this..?

Hi all,

Have seen an end terrace house for sale in Chessington, Surrey. Currently live in Surbiton (close by). The house looks about 15 years old, quite modern, 2 bedrooms, small conservatory on the back, nice decent size garden. We currently live in a shoe box with NO space at all. This is on for £234,000. Ive checked the sold hosue prices, and two on the same small road (cul de sac) were sold last year. They are the same, one sold for £205k(may06), and other for £214 (aug06).

So this makes me think this one on the market is over priced? Would you think the same?

Anyone got any ideas on the market in Surbiton and surrounding areas? We feel like we cant decide whats best at all !

    the thing about checking the prices that other houses have gone for is that you don't know what they were like inside and if they have conservatories.
    houses on my road have a difference in price of about 40 thow because of the changes/no changes made.
    have a look for similar property around the same area and see what they are on the market for.
    if you don't think its worth the 234 don't pay it

    You could check things like whether the other houses have conservatories, and the relative size of the gardens, by looking on googleearth or the detailed photographs at the Land registry website.

    It was very bouyant in the London area last year. If you think that the offers were made probably three months before the sales went through, it's possible the price is right for now. Is there much on the market that fits your criteria? This is a good indicator of whether prices may have been rising.

    Also, if you simply view enough houses you will see who offers good value for money and who doesn't. I'd also be hoping to knock at least a little bit off that price!

    It's in the right ballpark though, at least you know that.
