Tricky situation with renting/moving out

I am in a tenancy agreement until the 30th of June, however i have just bought a house through homebuy direct. This scheme ends on the 31st of March which means we have to complete and move in by then. The landlady has said i can end early if i find someone to replace me but they have to stay there from 1st april to 30th june the following year. However knowing my landlady she will find someone to sign from 1st july this year thus me having to pay rent and mortgage which i wont be able to do.

Any bright ideas?

  • Your landlady is barking if she thinks that she can impose that kind of responsibility onto you. You are responsible for the rent until this June only. You either pay the rent until the end of your fixed-term, find another replacement tenant or WRITE and offer to pay the landlord's reasonable expenses in her finding another tenant in order to be released from your legal obligations.

    How much would the expenses be? Do you think im right for needing to move out early? I can see her saying well you should wait until the tenancy runs out.
