i was just saying to the wife that maybe we would enjoy the garden for the summer and then get someone in around late august september, but can now see that the palns will have to be submitted pretty soon to stand any chance of getting permission.

hi there, yes thats the way we plan to do it, went out there today and did some more measuring and i think that we will only go as far as 12ft maybe 13ft, which is basically the second step down on the decking.Listen to what people say, but watch what people what people do!!0 -
In the picture how well do get on with your neighbour on the LH side?
I'm not a builder or an architect but I think your biggest problem will be your neighbours windows.
Oh I didn't know you can click on the pic, I see.
Is it a flat roof you want? Otherwise I think it will be an expensive roof.
Other things to think about, I know the architect will advise you but,
Drains.
Doorways how do you get to the rooms on the first floor of the extension you may need to build a hallway into a bedroom.
Access for builders to do their job and store materials.0 -
old couple next door to us that have lived her 30 odd years I feel they will object (they even objected to some stainless steel planters we put at the front of the house with box hedges in them).
I wanted to have a piched roof but i'm not sure the height will be there to do it, I know with flat roofs they seem to be more maintence and also look like a box has been added on to the house. again its something i wanted to talk to the architect about.
the small room on the top left will have a hall way extended down to the outside wall and then off that hallway will be another door into the shower room (this will be part of the original bedroom there) does this make sense...
i've done another pic.... just to give you an idea

The roof tiles we are using can be used on a roof of 13 degrees or more.

I would advise against a flat roof if I were you as they can devalue your house if you come to sell it. Many councils will refuse planning for flat roofs now anyway.0

A rough guide is £1000 psm for a single storey and £1600 for a two storey.
I think that would put your extension at around the £30k mark0 -
Hope you don't mind me jumping onto this thread! I am looking at a two story side extension. The distance between the side of my house and the neighbouring detached house is 2 metres 45 cm. The length of the house is approx. 6 metres. What gap will I have to leave between the two properties, i.e. what size extension will this leave me with? Is it even worth thinking about? Even a small 2 floor extension would surely enable me to fit in a utility room, downstairs loo, little garage space, and then upstairs an increase in size to an existing bedroom and maybe en-suite? I have seen £1600 / m2as a ball-park figure for a two story... would this apply in a small extension (i.e. no economies of scale for the builders, if that makes sense!?).
