problems with property managing agents?

Can anyone give me advice on what to do about poor service from managing agents of a flat I own? We are currently changing managing agents but this is a long drawn out process. For the last 3 years we have paid our service charge but received hardly any services like cleaning, maintenance etc...We have seen the value of our properties drop because of this. Has anyone found a way of getting compensation due to lack of services provided and loss of property value due to poor service?

We sacked our last managaging agent for the same thing. The fact they they didnt handover full accounts to the new agent caused problems and we still have bills coming in over year later which is wiping out our service charge.
What is the problem with the amount of time its taking for the new agents to take control?
On the other point, I only ever manged to get an apology re their service and after chasing the director of the company (It was a nationwide company). I was laffed at when I asked for compensation but to be honest I never actively pursued it. What I did get was 2K refunded to the service charge for building alterations they had done without getting building regs approval (they knocked through a structural door to allow the bin store store to be acessed from within). This took me 4 months. It may be worth speaking to the head of the company or as close as you can get to see what they say. I threatened to go to the media with my story which is why I got the refund. Also they may be registered with the http://www.arma.org.uk and if so I think they may be able to help you.
