    Probably the same, he has quite a reputation for it. I think he takes managing expectations to the extreme, expect the worst and if it isn't quite so bad it seems better.

    In defence of "open to offers"... we have had a number of offers on the house we have for sale. They have all been several £k aobve the minimum price we'd happily strike a deal. They have all been from deluded buyers who are unable to raise any sort of finance to actually see the purchase through. EA has slapped "open to offers" on our RM listing now - we'll gladly take a lower offer from anyone who can afford to purchase the property. But we'll happily leave it on at that price as it seems to be a desirable property at that price. Or just something to entertain the walter mittys living in that area!

    It tells me that they know it's overpriced, and without saying so, they are tempting you into an offer.

    It's a property new to the market, priced at £255k (which we all know is a price point which cannot hold up).

    Stamp Duty at £255k = £7650

    Stamp Duty at £250k = £2500

    Difference is more than the difference to £255k .... so, the £255k asking price is, by definition, false.

    They must think the public are stupid, or something?

    And in many cases they would be correct. Unfortunately there are still many people with cash to burn who have no idea about purchasing a property (or anything else) and the estate agents love to see them walk through their doors. We used to call them lemons in the furniture trade.
    It's someone else's fault.
