Estate Agents add on their particulars, "Open to Offers" ?
What does that tell you?
It tells me that they know it's overpriced, and without saying so, they are tempting you into an offer.
It's a property new to the market, priced at £255k (which we all know is a price point which cannot hold up).
Stamp Duty at £255k = £7650
Stamp Duty at £250k = £2500
Difference is more than the difference to £255k .... so, the £255k asking price is, by definition, false.
They must think the public are stupid, or something?

House asking prices should be higher than the strike in price at which a deal can be struck, in order for the seller to get market value.

Another is "Viewing Advised" ..... have you ever heard an EA say, "Viewing NOT Advised"?

It tells me to start my opening offer about 10% below asking price, with the aim to get an offer accepted around 8% less!!0

Priced between £X - £X.
Why? Rubbish EAs who can't work out a starting price? Falling market where once upon a time they might have got the higher figure and are trying to fool people into thinking it's worth any price between that bracket so they don't feel so bad at effectively overpaying for something? Deluded sellers who think their home is worth more than it is?
Just put a bloody price on it and let people offer...
