LANDLORD in Malvern wanted!

Hi all, I'm currently renting in Malvern and my lease expires in August this year. I'm looking to move out as this property is no longer large enough for us (v small 2 bed semi with 1 main living room for 2 adults, 2 children, 2 cats and a hamster!). I have a couple of queries I'm hoping ppl on here can help me with...

1. I will have lived here for 3 years in August and have kept the house in good condition, no damage, just a few extra marks on the carpets etc, how much of my deposit do you think I will get back? I'm not really expecting to get anything back as I've heard a few horror stories in the past about devious landlords, although mine has so far been very reasonable.

2. If any of you know a private landlord in the Malvern area who may have a property available before August would you PM me please? I'm a great tennant :D

Thanks guys X
