Permitted Extension Design

Hi everyone,
I have just taken possesion of the keys for my new home and want to get the small extension on the back extended but dont know where to start in regards to getting an architect to design this for me.
There is a small extension to the kitchen but it only goes out 3m including the thickness of the wall and only covers about a third of the width of the house. I want to get the extension continued across the back of the house which would make it a total of 5metres wide and projecting out 3metres.
I need to get the plans drawn up so that I can start getting quotes but dont know where to start in regards to hiring an architect/draughtsman.
Any help appreciated.

You will need to apply for both planning permission and building regs approval before getting quotes. The best way to find an architect or designer is by word of mouth. If you don't know anyone who’s used an architect before have a look at the Planning Applications on your local authority web site. Find some applications that are near your address and look to see who produced the drawings. There will be details in the bottom right corner. Approach two or three and ask for prices for both planning and building reg stages. Ask for the names of previous clients and get in touch with them. An experienced designer will guide you through the process which will take about 10 to 12 weeks.0

I was under the impression that any development with a 3metre projection or less falls under the permitted development ruling which would just need approval from the building inspector at various stages of the build and not planning permission.
I could be totally wrong so if so please correct me :beer:

the general rule under permitted development is 3 m out for most houses, and 4m out for a detached house.
and 2m away from any boundary.
therefore if say you have a semi detached, you cannot go all the way across the back of the house.
for that you would require normal PP.
building control applies to any major works. PP granted or not.
planning issues have nothing to do with BC.Get some gorm.0 -
My house is a mid terrace and the properties either side dont have an extension so any projection from the back of my property would not go up against another extension. Would this still be classed as permitted development.0

Permitted development rights will only allow you to build a rear extension across half the width of the original dwelling. This doesn't mean that you can build half one year and then the other half the next year. The total enlarged part of the dwelling must be less than half the width of the original dwelling. There are a few other provisos on total area of the plot and height of the extension. It sounds as if the existing extension has been carefully designed to fall within permitted development rights and so any further extensions would need planning approval.0

This is incorrect. The condition which I believe you are thinking of is:
Side extensions to be single storey with maximum height of four metres and width no more than half that of the original house.
Assuming that there are no issues with any of the other conditions,OP's proposal is permitted development and requires only building regs.Forgotten but not gone.0 -
Yep, there's some incorrect advice above from glubalub. Tony6403 is correct. Rear extensions can extend across the entire width of the house, and for a semi - they must not project more than 3m beyond the ORIGINAL rear wall of the dwelling.0
