I was feeling depressed at having to dip into my savings this month (for the first time in years, and it’s only the middle of the month
), and thinking how large my mortgage still was, and basically working myself into a right tizzy. So I decided to do some calculations, and was sufficiently inspired by the outcome, that I thought I’d post here and hope that this gives anyone else going through the mid-month doldrums a bit of a boost, and a reminder as to how fabulous overpayments really are.
When we first took out the mortgage, in April 11, the projected total interest due over the 25 years, was £94,303 :eek: (assuming interest rates stayed the same the whole time – yes I know, big assumption!).
However, in the past year, we’ve overpaid £25.4k, and paid £8.5k as part of the regular payments. Even if we don’t overpay another penny, the projected interest (including what we’ve already paid), is £75,104. So we’ve saved £19.2k! Which means for every £1 of capital we’ve so far paid off, we’ve saved 56p interest over the lifetime of the mortgage. 56p per pound seems fantastic to me, so now all I have to do is save a few more pounds….MFiT T3 no 115, MFW 2015 no 65
